A. If a * appears after the use, then the use is defined in Chapter 22.08 AMC.

B. Where an AMC reference appears after a use, then the use is subject to standards set forth in that section or chapter.

C. If a number appears in the box at the intersection of the column and the row, the use shall be allowed subject to the development condition with the corresponding number immediately following the land use table. If there are multiple numbers, then the use is subject to all applicable development conditions.

D. If more than one letter-number combination appears in the box at the intersection of the column and the row, the use is allowed in that zone subject to different sets of limitations or conditions depending on the review process indicated by the letter, the general requirements of the code and the specific conditions indicated in the development condition with the corresponding number immediately following the table.

Development Conditions:

1Duplexes are permitted in the R-L low density residential district on corner lots where building entries are provided on separate streets. Duplexes are a conditional use on all other lots in the R-L low density residential district.

2Residential uses are conditionally permitted in the C-3 heavy commercial district provided they are a part of a heavy commercial planned unit development. Such uses shall be subject to standards set forth in AMC 22.30.130.

3A determination will be made as part of the conditional use permit process on whether an essential public facility process is needed. Occupancy is limited to the definition of family.

4Home-based day cares require receipt of an approved city business license.

5Day care centers in the R-L low density residential district are limited to small day care centers.

6Use must be enclosed entirely within a building.

7Use is permitted if located within a live/work unit.

8Public parking areas in the R-L low density residential district must be on a lot adjoining commercial or light industrial districts and must have a twenty-foot landscaped area adjacent to residential districts or uses.

9Wireless communication facilities are subject to the provisions of Chapter 22.38 AMC.
